What's included.

Doors and windows take more abuse than anything else in a property. We plane and re-hang sticking doors, replace hinges, handles, and closers, install and re-key deadbolts and smart locks, repair sliding door rollers and tracks, replace window balances and latches, and re-screen windows and doors. For rentals we can re-key every turnover so you never hand out a key that still works for someone else.

Can you re-key on a turnover?
Yes. We re-key standard residential deadbolts and knobs on site and can install keypad or smart locks so you can change codes between tenants without a visit.

Do you replace full windows?
We repair hardware, screens, and sliders. Full window replacement is quoted separately as a project once we have measured the openings.

What does a property maintenance company actually do?
We handle the repairs and upkeep a property needs between big projects: handyman repairs, drywall and paint touch-ups, fixture swaps, door and lock work, exterior repairs, rental turnovers, inspections, and recurring maintenance visits. One company instead of five.

How do you price jobs?
Two ways. Most repair visits are billed in hourly blocks with a short minimum, plus parts at cost. Defined jobs like a turnover, a deck re-stain, or a full-room repaint get a flat written quote before we start. Plan members get a lower hourly rate.
